Below is a detailed explanation of our application process as well as our qualification standards.

 

Feeling undecided about which house to choose?

 

Fret not! Our flexible policy allows your application to be valid for a full 60 days, giving you ample time to explore all of our properties and make an informed decision that's just right for you.

Application

Each person over the age of 18 who will be living in the home must complete and submit a separate application and non-refundable processing application fee of $50 which is required for the background check. 

 

Although one person may qualify with their income and credit score, for safety reasons we need the background report for all applicants over 18. In most cases, everyone 18 and older living in the house will have to sign the Lease.

Qualification Standards

We review all applications in their entirety. The items below are a guideline and we may be able to make exceptions depending on the applicant’s combination of factors such as combined income, credit history, and funds in savings. Sometimes we may be able to approve an application by requiring advanced payment of rent (ie. last month’s rent) if Applicant fails to meet any one of the below requirements. 

  • Applicants must have current photo identification 

  • Applicant's monthly pre-tax / gross household income should exceed three times the rent. All income must be from a verifiable source.

  • Applicants must receive positive references from all previous landlords for the previous 3 years.

  • Applicants may not have any evictions or unpaid judgments

  • Applicants must exhibit a responsible financial life. The ideal credit score is 600+, but we analyze the credit history specifics.

  • A background check for criminal and civil history will be conducted on all applicants over 18.  

  • Applicants must be a non-smoker.

  • Occupancy is limited to 2 people per bedroom.

  • Application must be completed and contain correct and true information.

  • In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.

Move-in Requirements

After approval and before occupancy will be granted, Prospective Tenant must supply all the required move-in funds, including the security deposit, first month’s rent, and any other additional deposits and fees, all tenant paid utilities must be transferred into Prospective Tenant’s name, and a lease must be executed and signed by all parties.

Deposit

After application approval, a non-refundable Deposit to Hold equal to one month’s rent will be required within 24 hours to reserve the property so we can take it off the market. If the house is vacant, the Lease start date can be no more than 2 weeks from the date your application was approved.  

 

After all move-in requirements have been met and the lease is signed, the Deposit to Hold will transfer to the security deposit to be held throughout the tenant’s entire tenancy.

 

If the Prospective Tenant fails to provide the Deposit to Hold within 24 hours of approval, the home will be offered to the next qualified applicant.

Rent Payment

A security deposit equal to 1-month of rent is required to hold the unit after an approved application. Rent is always due on the first. We prorate rent for the first month as required.

 

In some cases, last month's rent may be required in advance depending on the applicant's credit, savings, and income.

Responsibilities

Residents are responsible for paying utility charges including water, electric, gas, trash , alarm / smart home monitoring, pest control and filter service on the Resident's Portal.

We initiate service, pay all deposits, and pay the utility companies. Tenants pay us back for your actual usage on the first of the month. The utilities remain in the company name.
