Do I need to pay for the utilities?Residents are responsible for paying utility charges including water, electric, gas, trash ($20 per month), alarm / smart home monitoring ($53.15 per month), pest control and filter service ($20 per month) on the Resident's Portal. Our utility management program performs a thorough review on the bills to help eliminate incorrect charges and late fees. We initiate service, pay all deposits, and pay the utility companies. You pay us back for your actual usage on the first of the month. A one time setup fee of $40 and $11.99 per month applies for this service.

What are the ways of paying the rent?You can pay in cash using the barcode in PayNearMe. If you need an assistance please contact our support. You can also pay using CC but we do not recommend because of the charges.

Is there any chance of getting approved even if I don't have a social security?We may be able to waive the credit score requirement /social security, depending on income verification and the rest of the application. But at a minimum, if everything else looks great, we will require last months rent to be paid in advance. Sometimes the last month and second to last month. It is the same money, just more out of pocket now since we need protection for not having a social security number attached to the house.

When is the earliest move in date?Earliest move in date will be 2 weeks after approved application.

Pest Control - is this safe for kids and is it okay to cancel?Yes, the it’s safe for pets and kids. You can cancel for a valid reason.

Can I use credit card in making the rent payment?Yes, you can use your credit card for the payment however we have the option turned off because some people are not realising the fees. If you need us to turn it on please contact support.

Why does my account still shows the balance even if I already paid it?Sometimes, it takes a couple of days for the banks to pull the money out. There are 2 banks and a vendor involved. They only do it in business days, so over the weekend and holidays, it won't take the money out. There is also a 1 day hold period.

I don't want your trash service. I want my own trash service. Is that possible?That's not possible. Send the tenant the signed lease stating that trash is included, send a screenshot the listing from buildium explaining the trash price, send the welcome email explaining the trash.

I can't pay my rent cause I'm on leave. Do you accept OIC?Yes, but this doesn't waive the tenant's responsibility for rent, late fees, and potential eviction because there is 0 guarantee that OIC will pay the rent until we receive the funds. We can submit the information on their behalf. We will not be removing the late fees until we receive funds.

How to add a service for the garage door opener?We provide a remote to the garage opener. If you are not able to receive it, please contact our support.

Is trash can/cart included with the trash service?Yes, Cj's trash may deliver it to you 1-2 weeks after your lease start date.

Is there a mailbox provided in the property?Yes, there are mailboxes for all properties. But if there's no mailbox, please contact our support.

If the power goes out, are we still able to use the alarm system?Yes, the system has backup batteries.
